🚧 Who You Are:
You’re driven by one thing: maximising yield from residential property.
Part acquisition manager, part town planner, part DIY tradie — you walk into a property and instantly spot the value-adds. You know the town planning controls that unlock renovation, subdivision, or granny flat potential — and how to turn untapped space into serious ROI. You’ve got a keen eye for profit, and a sharper tongue for keeping clients crystal clear on the rules of construction and small-scale development.
🔍 What You Actually Do:
During Sourcing:
• When buyer’s agents find a property that might have potential, they send it to you.
• You break it down: What needs to be done? What’s the rough cost? Is it worth it?
• You calculate the holy trinity: Buy Price + Opportunity + Risk = Deal or No Deal.. If the numbers don’t work, you kill the deal fast. If they do, you greenlight it with confidence.
For Granny Flats:
• You check the block for fit, cost to build, and rental return.
• You run a quick ROI check to make sure it stacks up. No crystal balls, just clear logic.
Post-Purchase:
• You provide the construction & development team a scope of works —what they’re doing, how much, and why.
• Once building starts, you’re the ground contact. You manage quality, scope, and any hiccups.
• You own handover. Clean, complete, and ready to rock.

• Carpentry or trade background: You need to know what you’re talking about on-site.
• Strong people skills: You’re often the only thing standing between a smooth build and chaos.
• Sales-savvy: You’re advising clients on what to spend and what to skip—your words have weight.
• Sharp commercial brain: You think in yield, valuation uplift, and opportunity cost.
